Caesars Entertainment and VICI Properties have confirmed they are working together on a plan to build an arena for a potential Las Vegas NBA expansion team, moving one of the market’s leading site proposals from speculation to an acknowledged, active partnership.

The news came Thursday during VICI’s second-quarter earnings call, when the real estate investment trust’s president and chief operating officer, John Payne, said the company is collaborating with Caesars on a venue behind three of its Strip resorts: Paris, Horseshoe and Planet Hollywood. Payne said VICI and Caesars jointly control roughly 50 acres of land at the site, with Caesars regional president Sean McBurney directly involved in shaping the arena concept.

A 50-Acre Plot Enters the Expansion Conversation

“I think everyone has seen in the news that the NBA is looking to put another team into Las Vegas,” Payne told investors and analysts on the call. “There are many people bidding on that team.” He added that VICI and Caesars are “developing a plan” for the site to potentially house a new NBA arena, marking the first time either company has publicly acknowledged that a concrete proposal is in the works there.

Local reporting had flagged the land behind the three Caesars properties as one of several sites under consideration for months, with some ownership groups reportedly eyeing a combined arena and open-air Major League Soccer stadium on adjacent parcels. Thursday’s comments were the clearest signal yet that Caesars and VICI intend to be direct participants in whatever wins out, rather than simply a landlord watching from the sidelines.

Where the NBA’s Expansion Push Stands

The Caesars-VICI arena plan lands amid a broader, increasingly public NBA expansion process. Commissioner Adam Silver has said the league is focused exclusively on Las Vegas and Seattle as expansion candidates, with multiple ownership groups — reportedly including Bill Foley’s group tied to the Vegas Golden Knights, former Disney CEO Bob Iger, and the Las Vegas Jacks ownership group — presenting financial proposals to the league’s bankers. Silver has repeatedly said the NBA’s Board of Governors could approve one team, two teams, or none at all, but has targeted a decision by the end of 2026, with an expansion franchise potentially tipping off as soon as the 2028-29 season. Expansion fees are expected to land in the $8 billion to $10 billion range.

For Caesars and VICI, an arena footprint tied directly to three of their existing Strip resorts would be a significant driver of foot traffic and long-term property value regardless of which ownership group ultimately lands the franchise — a point Payne’s comments were careful to frame around the underlying real estate rather than any single bidder. VICI CEO Edward Pitoniak also used the call to note that conversations about the company’s broader relationship with Caesars will continue “as Caesars develops its new ownership structure,” underscoring that the arena talks are unfolding alongside other structural questions between the two companies.

What Comes Next

Nothing about the arena or the expansion franchise itself is finalized. The NBA has not taken a formal vote, and Silver has stressed that even the choice between Las Vegas and Seattle — let alone a specific site within either market — remains open. But with Caesars and VICI now on the record about their 50-acre plan behind Paris, Horseshoe and Planet Hollywood, the Strip has its most tangible real estate proposal yet as the league works toward a decision that could reshape both its footprint and the fortunes of the resorts surrounding a future arena. Bettors watching the futures markets around an eventual Las Vegas franchise, including Kalshi promo code offers tied to sports and business outcomes, will likely see this storyline develop further as the NBA’s year-end deadline approaches.
